Objectives
EBuyer’s real estate needs were to locate a “flex” type
building suitable to be a professional sales office as well as a warehouse
and distribution facility that had expansion options.
Results
A complete survey of potential availabilities was completed in the southeast
valley. The transaction team focused on recently completed facilities
that could handle the immediate expansion if EBuyer elected to do so.
Chandler, Arizona was an excellent option because of new product available
in the market and freeway access for its shipping purposes.
Ryan Development just completed its first phase of three buildings called
the Chandler freeways Business Park where EBuyer would locate. This business
park was a perfect fit for EBuyer’s need for an attractive office
appearance, above average parking for its employees as well as for the
warehouse component. We negotiated a continuous first right of refusal
for expansion purposes and a lease termination option if EBuyer’s
growth could not be met at this location.
